The minimum gate width for vehicle access shall be 20 feet. 2. Gates shall be of the swinging or sliding type. 3. Gate components shall be maintained in an operative condition at all times and replaced or repaired when defective. 5. Or, please consider movable tables and chairs. Will there be a grill? Could planters be provided that separate the patio from the driveway? (Regarding the extent of the overall outdoor amenities, please see comment regarding The Slab residents sharing pool privileges with Blue Ridge.) Please consider a detail for this area on the plat set. Entry walls have been moved to screen bike parking from Prospect as well as columns with planters on top added. A 6' wide planting bed has been added to the west end of the plaza to help screen the cars entering the site from the plaza. Consequently, it is a bit confusing as to what improvements are considered off -site and may be in need of an easement. Please provide a clear delineation of the outer boundary of the P.D.P. Lot line is shown in the legend as a thick phantom linetype. All offsite improvement are on the east side. In cases where the line cuts through a sidewalk the area for sidewalk is divided for on and off site. Comment Number: 9. With a west -facing entrance, there is no obvious indication on how to gain access to the building from Prospect Road. Staff is concerned about way -finding for guests and potential tenants. Further, a south -facing site feature or architectural element will help the building relate to Prospect Road and the Sheely neighborhood to the south. A door and roof awning has been added to the southwest corner of the building for a leasing office. This element will help to identify the main resident entrance that is facing to the west. The plaza at the entry way has been enhanced with additional tables and benches. A 6' wide planting area has been added to west of the arbor to provide for a calmer and more intimate space next to the entry road. Comment Number: 4. Comment Originated: 08/25/2015 08/25/2015: Is there any intention to provide cross -access for bikes and pedestrians to the east to 730 and 720 West Prospect? Staff is unclear, at this time, as to the future land use or potential redevelopment of Lot 2 of Observatory Park Subdivision. What is the proposed relationship among 808, 730 and 720? Please consider a gate and connecting walkway to Lot 2 to facilitate cross access and integration among uses. No connection is anticipated at this time with adjacent properties to the east. If CSURF determines a future connection is needed design with that property will determine where the connection point will happen. Comment Number: 5. Comment Originated: 08/25/2015 08/25/2015: The site plan calls for a six foot high privacy fence along most of the easterly boundary of the P.D.P. It is not clear if this fence continues north to Lake Street 6 please clarify. Staff is concerned about the height, length and overall extent of this solid wood fence. As mentioned in the preceding comment, perhaps some thought needs to be given as to how Lots 1 and 2 will connect to each other without having to use the sidewalk on Prospect Road. If the sites are intended to be integrated over the long term, is a fence even necessary? Staff recommends that the six foot solid wood fence be mitigated with other site plan or architectural features to soften its effect. Could the height be reduced with no loss of privacy? Could it be open rail or wrought iron (or PVC equivalent)? Could masonry columns be added at uniform intervals? As a last resort, could the landscaping be enhanced to mitigate its appearance? A 4' high metal fence has been added to the east side of the property. It has been enhanced with a 4' wide planting bed between it and the pedestrian access to Lake Street. If future uses to the east require connection a gate or opening can be added at that time. Comment Number: 6.
