Site photometry plan: The three lights in question are recessed cans, which are down lighting and the intensity of the lighting drops off from 1 to .3 within 10'-0" of the light fixture. Oct 26, 1999 Mr. Steve Olt Community Planning Fort Collins, Colorado Re: 218 East Magnolia Street Edwards Residence Dear Steve, In our opinion a home office constitutes a mixed -use development and meets the intent of the Downtown District Zoning requirement. Mixed use is defined as having two or more different, uses including residential and office planned & constructed as a unit. Home occupation is defined as an occupation or business activity, which is conducted in whole or in part in a dwelling unit. Clearly the office with this submittal is part of the dwelling unit where business is conducted, therefore fitting the definition of a home occupation and complying as a mixed -use project. VAUGHT * FRYE has made it's comments to the plans and have provided a letter to address the comments from the City in the order of the comments we received. 1. a. See Stewart & Assoc. drawings b. A service agreement will be made with AT&T cable and the -owners if they decide to have cable service. 2. We are not requesting any modifications of standards. 3. No comment. 4. No comment. 5. Talked with Rick Lee of Building Inspection, and since the majority of the building is R3 with a home office over the garage, the residential part would not need any rated construction, however the office may need an occupancy separation between the two uses. 6. a.
