Planning Objectives for Edwards House
218 West Magnolia Street, Fort Collins, CO 80521.
The .15 acre lot is located on the north side of West Magnolia Street within the Canyon
Avenue Subdistrict of the Downtown District. The applicant is proposing a 6,000 square
foot three-story residence with a secondary office above the attached garages.
An existing alley to the east runs north -south provides access to the rear driveway and
garage. The alley is a shared access with the property to the east and west of the_Edwards
property. An existing pedestrian concrete sidewalk to.the south is to be replaced.
The residence is approximately 40' to the top of the highest roof line.
The architectural design is compatible with existing local residential buildings
and incorporates similar architectural features found within the Downtown District.
The predominant materials are brick, stucco and stone (See attached elevations).
The landscape plan aims to provide an attractive environment around the residence.
A wrought iron fence is proposed to the front and east side and connects with a walled
patio / courtyard to the rear. Tree, shrub, perennial and groundcover planting will provide
year round interest and help integrate the residence into the surrounding landscape.
