[1/17/07] The meter pits for Bldgs C, D, E and F are located in the midst of plantings of
feather reed grass. The meter pits must be accessed once a month for meter reading and
occasionally for maintenance. Will these plantings make it difficult to locate and access the
meter pits? If so, select other plant materials.

We have determined that this project is ready to go to mylars. Please make changes
suggested above and submit 3 copies of the final drainage report and 3 copies of the plat
with owner's and attorney's certifications executed and notarized to Randy, and one copy of
site, arch, landscape, and lighting plan set with owner's certification executed and notarized
to me. Signatures should be in black indelible ink, such as a fine -tipped Sharpie or Staedtler
Lumocolor. Once we receive them we will route them internally for signatures and city
stamp which will take no more than one week, probably just a day or two, and we will file
them with City Clerk's office, Technical Services and the County Clerk and Recorder, at
which time you may get your recordation number which you will need to obtain building
permits. Since all public improvements have been completed already, no development
agreement or development construction permit will be required.
If you have any questions regarding these issues or any other issues related to this project,
please feel free to call me at (970) 221-6206.
Sincerely,
AA VeH/.ASDen

AND FINAL PLANS, and we offer the following comments:
ISSUES:
Department: Current Planning Issue Contact: Anne Aspen
Topic: General
Number: 60 Created: 1 /17/2007
[1/17/07] The following departments have indicated that they have no further concerns with
this project: GIS, Xcel Energy, Post Office, Comcast, Park Planning, and Zoning.
Number: 61 Created: 1 /17/2007
[1/17/07] Building Inspection includes codes and standards that will apply at the time of
building permit review. I have attached this as a separate document on the email.
Number: 62 Created: 1 /17/2007
[1/17/07] Comments on redlines. On the cover sheet, the numbers in the density data do
not add up. The parking summary could be clearer —I've made some suggestions. Please
correct dates indicated too. Also, please note that Cajetan is misspelled on the plat. Please
correct.
Department: Light & Power Issue Contact: Doug Martine
Topic: Landscape Plan
Number: 57 Created: 1 /4/2007
[1/4/07] There are existing streetlights at the N.W. corner of Pascal & Blondel, S.E. corner
of Cajetan & Blondel, and the S.W. corner of Osiander & Blondel. The landscape architect
needs to field verify the exact location of these lights, show them on the landscape plan, and
adjust tree locations to provide minimum separation between trees and lights. Shade type
trees must be a minimum of 40 ft. from lights, and ornamental type trees 20 ft. from lights.
Topic: Utilities
Number: 56 Created: 1 /4/2007
[1/4/07] Electric system modification costs, plus additional electric development charges will
apply. These are estimated to be in the $20,000 range.
Number: 58 Created: 1 /4/2007
[1/4/07] The revised utility plan shows the electric and gas services crossing each other to
serve each pair of buildings. It is the policy that these services cannot cross each other.
Light & Power is willing to allow them crossing in this case, on the condition that the builder
assumes responsibility to assure that the electric services are installed before the gas
services.
