December 5, 2006
On Tuesday, December 191h, 2006, at 4:00 p.m. in the City of Fort Collins Current
Planning Conference Room A, 281 North College Avenue, Fort Collins, CO.*, the
City of Fort Collins Administrative Hearing Officer will conduct an Administrative Hearing
for a development proposal in your neighborhood. The project is known as Old Town
North, North Flats Project Development Plan — #28-99D.
The proposed North Flats project is a 40-unit multi -family dwelling development. It will
be located on the parcels that front Blondel street as shown on the attached map. If
approved, this plan will replace the plan previously approved with the Old Town North
Project Development Plan. The infrastructure for the project, including streets, alleys,
walks, and street lighting was completed with the Old Town North project and will
remain intact. The reason for this application is to revise the previously approved plans
from eight buildings with 4 attached dwelling units each, with each unit on its own lot, to
eight buildings with five multi -family units each, with each building on its own lot. The
property is zoned CCN—Community Commercial — North College District.
If you have any interest or concern about this proposed project, you are encouraged to
attend this public hearing. At the hearing, you will have the opportunity to hear from the
City staff and the project applicant about the details of the project. You will also be given
an opportunity to state your views about the project.
The affected property owners list for this public hearing is derived from official records
of the Larimer County Assessor. Because of the lag time between home occupancy
and record keeping, or because of rental situations, a few affected property owners
may have been missed. Please feel free to notify your neighbor of this pending
meeting so all neighbors may have the opportunity to attend.
