[11/27/06] Add a note to the Grading Plan stating that all roof top drainage shall be
conveyed to public alleys, no concentrated flows are permitted to drain over sidewalks.
[10/27/06] All landscaped areas, hardscaped areas and roof top drainage shall be
conveyed to the street gutter. No concentrated surface drainage shall be conveyed over
sidewalks. Please provide area drain inlets and a curb drain or sidewalk chase to carry this
water to the gutter. Provide a standard detail for any curb drains or sidewalk chase.

[11/28/06] Show and label all existing curb stops and proposed meter pits. Move the
location of the branch lines which go to the dog washes to a point at least 5 feet
downstream of the meter pit.
All pre -hearing issues have been resolved, so you are ready to schedule your administrative
hearing. Please call me to coordinate the hearing date. Also, submit 2 copies of the
planning set (including cover, site, landscape, architecture, lighting plans and plat) directly tc
me as soon as for use by me and the Hearing Officer. If possible, please also submit them
electronically to me at aaspen cDfcgov.com for inclusion in the powerpoint for the hearing.
After the hearing, assuming approval, you will submit a revised set of plans for the Final
Plan review. For maximum efficiency, you'll want to address all of the remaining comments
in this letter and previous staff review letters. The first staff review will be held 4 weeks after
final plan submittal. I am attaching a routing sheet for the final plan submittal. Please
remember that you must wait til you have approval from the hearing to submit and that you
need to schedule an appointment with the front counter staff at 221-6760 for the submittal.

[11/29/06] City Forester Tim Buchanan comments as follows:
"Add these General Notes on sheet L2
1.A permit must be obtained from the City Forester before any trees or shrubs as noted on
this plan are planted, pruned or removed on the public right-of-way. This includes zones
between the sidewalk and curb medians and other city property. This permit shall approve
the location and species to be planted. Failure to obtain this permit may result in replacing or
relocating trees and a hold on certificate of occupancy.
2.The developer shall contact the City forester to inspect all street tree plantings at the
completion of each phase of the development. All trees need to have been installed as
shown on the landscape plan. Approval of street tree planting is required before final
approval of each phase. Failure to obtain approval by the City forester for street trees in a
phase shall result in a hold on certificate of occupancy for future phases of the development.
33he soil in all landscape areas shall be thoroughly loosened to a depth of not less than
eight (8) inches and soil amendment shall be thoroughly incorporated into the soil of all
landscape areas to a depth of at least six 96) inches by tilling, discing or other suitable
method at a rate of at least three (3) cubic yards of soil amendment per one thousand
(1,000) square feet of landscape area."
