Please submit a formal variance request stamped by a CO licensed engineer for the reduced travel lane width stating justification. Prior to approval of the variance request, the City would like to accept your offer to provide a field demonstration to show that the proposed travel lane width and parking stall dimensions will be sufficient to easily park a full size vehicle. Only one roof drain per building, located on the extreme north and south faces of each of the buildings will drain to the adjacent streets. Only a minimal amount of the roof area drains to each of these roof drains. In addition, the amount of flow produced by these isolated roofs drains is expected to be so negligible (less than 0.2 cfs during even the 100 year storm event) that flow is not anticipated impact pedestrian use of the walk as it is buffered by 10 feet of turf grass landscaping and minimal slope. Topic: Site Plan Number.30 Created.111712006 [1117106] As we have discussed extensively, the parking on the opposite sides of the alleys cannot be used to satisfy the minimum parking standards for this project unless a letter is submitted by the HOA with their agreement to such an arrangement As I mentioned though, after consulting with the Transportation Planner and Dev Rev Engineer for the project, we determined that parking on both sides of Cajetan between the two alleys that border your project can be used to satisfy your parking requirements. Please label the parking on the opposite sides of the alleys as Tracts outside the scope of this project. The tract areas are still shown in the revised plan for reference but they have been illustrated and noted as being the responsibility of others. Parking has been added along both sides of Cajetan Street and with this addition the total parking counts will meet City requirements. They are not convenient to a street cut so landscape damage is likely. As well, there are adjacent sidewalks in these locations that run from the street to the detached walkway paralleling the street and adjacent to the bike racks that should serve the racks.
