amendment to the original Old Town North plan will be required to specifically shift
the density (or lower the density of the detached single family lots).
It is our intention to coordinate with Monica Sweere to process a minor amendment. Monica
is currently out of town for the Thanksgiving holiday and we will work with her as soon as she
is available.

trash enclosure. One possible option would be to move the trash enclosures across
the alley to a location similar to that shown for Bldg F. What is the distance between
the water service and trash enclosure as shown?
This issue has been reviewed with Roger Buffington and we have agreed to reposition the
water meter adjacent to Building E to be centered between the trash enclosure and the patio
to provide the most room for accessing the water meter pit should the need ever arise. The
trash enclosures cannot be moved across the alleys as suggested as this property is not
under the ownership of this applicant.

drive aisle is located in the alley way which is dedicated right-of-way. Because this is
dedicated ROW, City staff feels that this should be addressed by a variance request to
the requirements of Figure 19-7 of the Larimer County Urban Area Street Standards
(LCUASS) rather than a modification request to the Land Use Code. Please submit a
formal variance request stamped by a CO licensed engineer for the reduced travel
lane width stating justification. Prior to approval of the variance request, the City
would like to accept your offer to provide a field demonstration to show that the
proposed travel lane width and parking stall dimensions will be sufficient to easily
park a full size vehicle. Please contact Randy Maizland at (970) 416-2292 to schedule
this field demonstration.

conveyed to the street gutter. No concentrated surface drainage shall be conveyed
over sidewalks. Please provide area drain inlets and a curb drain or sidewalk chase to
carry this water to the gutter. Provide a standard detail for any curb drains or sidewalk
chase.
Per our meeting on Nov 16, sheet drainage across the small landscape and hardscape areas
adjacent to the ROW will be allowed to flow across the sidewalk as allowed by LCUASS.
Concentrated flow from the roof area will be conveyed to the alley via building gutters and
downspouts. Only one roof drain per building, located on the extreme north and south faces
of each of the buildings will drain to the adjacent streets. Only a minimal amount of the roof
area drains to each of these roof drains. In addition, the amount of flow produced by these
isolated roofs drains is expected to be so negligible (less than 0.2 cfs during even the 100
year storm event) that flow is not anticipated impact pedestrian use of the walk as it is
buffered by 10 feet of turf grass landscaping and minimal slope.

too.

alleys cannot be used to satisfy the minimum parking standards for this project
unless a letter is submitted by the HOA with their agreement to such an arrangement
As I mentioned though, after consulting with the Transportation Planner and Dev Rev
Engineer for the project, we determined that parking on both sides of Cajetan between
the two alleys that border your project can be used to satisfy your parking
requirements. Please label the parking on the opposite sides of the alleys as Tracts
outside the scope of this project.
The tract areas are still shown in the revised plan for reference but they have been illustrated
and noted as being the responsibility of others. Parking has been added along both sides of
Cajetan Street and with this addition the total parking counts will meet City requirements.

not convenient to a street cut so landscape damage is likely.
While it is agreed that it would be more ideal to locate the bike racks adjacent to a street cut,
such cuts are only located at the corners of the project. It is felt that the originally proposed
location provides a more central location at mid block for each block. As well, there are
adjacent sidewalks in these locations that run from the street to the detached walkway
paralleling the street and adjacent to the bike racks that should serve the racks.
