the original Old Town North plan will be required to specifically shift the density (or lower the
density of the detached single family lots).

[10/27/06] Regarding the LUC modification request for a 23 foot wide drive aisle, this drive
aisle is located in the alley way which is dedicated right-of-way. Because this is dedicated
ROW, City staff feels that this should be addressed by a variance request to the
requirements of Figure 19-7 of the Larimer County Urban Area Street Standards (LCUASS)
rather than a modification request to the Land Use Code. Please submit a formal variance
request stamped by a CO licensed engineer for the reduced travel lane width stating
justification. Prior to approval of the variance request, the City would like to accept your offer
to provide a field demonstration to show that the proposed travel lane width and parking stall
dimensions will be sufficient to easily park a full size vehicle. Please contact Randy Maizland
at (970) 416-2292 to schedule this field demonstration.

[11/7/06] As we have discussed extensively, the parking on the opposite sides of the alleys
cannot be used to satisfy the minimum parking standards for this project unless a letter is
submitted by the HOA with their agreement to such an arrangement. As I mentioned
though, after consulting with the Transportation Planner and Dev Rev Engineer for the
project, we determined that parking on both sides of Cajetan between the two alleys that
border your project can be used to satisfy your parking requirements. Please label the
parking on the opposite sides of the alleys as Tracts outside the scope of this project.

represented in Fort Collins.

[11/7/06] Light fixtures must be on the project property unless an agreement from the HOA
is secured in writing. Once you have designed the carport lighting, you may find that you do
not need any pole mounted lighting. Overall, Ijghting in multi -family projects should be
unobtrusive and as low as possible while still being safe and functional.

also be included for multifamily projects. Luminaires must be down -directional and full
cutoff. You might take a look at the new Sonic Drive -In on Horsetooth in the evening. The
reflected lighting scheme they came up with there meets Fort Collins standards; a similar
design could possibly work beautifully with the architecture here, too.
