e. There seems -to be no sheet 4 of 5. Please clarify.
f. Because the City Forester has determined that the existing trees are
too small to be "significant," please take off reference to existing
trees on the landscape plan. The plan should only reflect the proposed
size and location of trees. Whether or not they are transplanted
does not matter on the landscape plan because there are no
"significant" trees on the site to start with.
g. Change the signature block. It now refers to the Planning and Zoning
Board, but they have no role in the approval. The planning signature
block should say "Approved by the Director of Planning, City of Fort
Collins, Colorado."
Let me know whether or not the evening of Thursday April 13th will work for
you to have the type 1 hearing, and/or whether or not you intend to have the
necessary revisions done it time to make that hearing date.

5. Engineering Department:
a. Please see the comment sheet from the Engineering Department.
b. These Engineering comments must be addressed with the final
compliance, but don't necessarily need to be addressed prior to
hearing.
6. Natural Resources:
a. Show a detail of the trash enclosure.
7. Current Planning:
a. Section 2.2.11 of the Land Use Code requires that an applicant submit
revisions based on this letter within 90 days or the project application
becomes null and void. Your response to the City's concerns is due by June
14, 2000. A 30 day extension to this deadline is available. All requests for
an extension should be directed to the Current Planning Director. If
remaining issues are those that do not require plan revisions, a status report
verifying continuing efforts toward resolving the issues is required within
the same timeline.
b. The Current Planning Department has several other type 1 Projects that are
about ready for hearing. We plan to have a type 1 hearing in the evening of
Thursday, April 13, 2000 for a number of projects. There are only a few
issues that need to be resolved in order for the project to be ready for the
April 13'h hearing. The following issues must be addressed by March 31,
2000 in order to stay on the schedule for the April 13'h hearing: • ,
• The lighting on site is currently in zoning violation. The
lights from this site shine directly at the southbound Lemay
Avenue traffic; and can be seen from as far away as the
intersection of Lemay and Lincoln. The angle that these
lights shine must be physically adjusted so they don't shine
out off the site. Even though you will be replacing the light
poles, this light must be adjusted prior to hearing.
• Provide a color sample of colonial red.
• Change the scale of the site and landscape plans back to
1"=20' as the new scale to too hard to read.
• Show on the elevations that the roof top mechanical
equipment will be screened.

4. Forestry:
a. I recommend that landscape notes #1 and #2 be modified to allow
either transplanting or providing new trees and shrubs at standard
sizes. Existing plant material is small and the applicant may find it
more cost effective to plan new stock. Existing trees are too small to
be "significant" as defined in the LUC.
