The menu requires assembly of food that is all ready to assemble and serve. The rice is all precooked. The toppings are all precooked and ready. The rolls are all pre -made. The orders are only required to be assembled. The Wok & Roll does not need this type of pull -off parking. The Zoning Officer has the ability to require changes to the Wok & Roll operation if he finds such a failure in their operation. Their operation is not a part of this application. M The Land Use Analysis has been revised. N The drawings have been renumbered. O A color sample board is provided. Colors reflect colors found on the Wok & Roll, the Firestone, the Albertson, and the PVH office building. All of these are properties adjacent to this property. P The color band is now noted on the Elevations. Q Elevations have been revised according to top and base treatment. R I have reviewed the landscaping areas of the building and have revised to meet the 50% requirement. Sincerely: Ric Hattman r TRANSPORTATION A I submitted seven copies of the TIS by Matt Delich. B I have provided a sidewalk from the east patio of the Wok & Roll to Riverside. This directly connects to the new construction through a central spine for pedestrian circulation. C The existing bike rack is now shown on the plan for this building. LIGHT & POWER Developer will coordinate the requirements for power with the utility. PUBLIC SERVICE It is understood that any changes to existing utilities will be at the cost of the developer. TEN ADDITIONAL AGENCIES No comment CURRENT PLANNING A Plans are resubmitted prior to April 19a' B I have called as to the number of copies for submission. C The Photometric plan submitted shows light at .16 FTC adjacent to Lemay. This lamping is being changed to meet the .1FTC in this section. This is the only area of excess. Lights are HPS, down directed, and shielded. All pole lights on site are being replaced. D All site pole lights are being changed with this project. E New lot line is added to the Site Plan and Landscape Plan. F The directional arrows for the drive -up are added to the Site Plan and the Landscape Plan. G Addition to the Wok & Roll are noted. The size and use is now noted. This addition is not a part of this application. A separate application to the Zoning Department has been made. I am not involved with this work. I believe this is a Building Permit. It is my understanding that this application is approved. H The addition to the Wok & Roll is less than 25% of the original building as is being handled as a building permit by the project Contractor. I am not involved in this application. I I will provide you with a copy of the elevations of the sunroom addition to the Wok & Roll for your use. But you understand that this is not a part of the application before you. J The building has been moved east to coordinate with the new R.O.W and the front of the Firestone. K The signature block has been changed. 7 Note Domino's as Fast Food. So noted. 8 Show direction arrows on drive -up So added. 9 Right in, right out. Lemay is a medianed street and access is limited to right in, right out on Lemay. The access from Riverside is full access and is a shared access with the adjacent property. This was established when the traffic volume was anticipated to be greater when a burger restaurant with double drive -up was originally constructed. Matt Delich indicated that no change to the access is warranted. 10 Angled parking. The two angled parking spaces are anticipated to be long term employee parking. The employees typically arrive at least an hour prior to opening of the store and these two angled spaces will be occupied during peak hours of operations. 11 Existing lighting. The Photometric Plan shows that all of the lights on the site are new. The lights shown on the plan meet the LUC requirements. 12 Landscaping. The existing north part of this site adjacent to the Wok & Roll is not a part of this application. 13 Trash Area. Note three on trash area has been revised to reflect stucco finished masonry. BUILDING INSPECTION Note codes and moisture barrier at synthetic stucco. Requirements are so noted. MAPPING No Comments. TRAFFIC OPERATIONS A Street conditions for Lemay and Riverside have been extend to the edges of the page. The Context map shows surrounding conditions to 1,000 feet from the site. B Property to the east is added. C Right —of --way has been revised. NATURAL RESOURSES A Water quality feature has been added to the detention. B Trash area is made large for recycling. I have addressed each of your comments in the sequence that you commented to me. WATER UTILITIES I have added the water and sewer utility lines to the Landscape Plan. Utility Plan Comments are addressed by the Civil Engineer. STORMWATER UTILITY I have added the drainage facilities to the landscape Plan. Civil Engineer is addressing the balance of the comments. ENGINEERING Concerns are addressed by Civil Engineer. ZONING 1 Landscape Plan. Plan was a part of this submission. 2 Existing building. Dotted area is labeled. This work is not a part of this application. 3 Number of allowable spaces. Number revised as you noted. 4 Show existing bike rack. Though this is not part of our application, I have added the existing bike rack. 5 Elevations of addition to existing building. This addition is not a part of this application. It is my understanding that you have approved this under a separate building permit. It is my understanding that Elevations were submitted with the building permit for the addition to the existing building. 6 Existing building facts. I am not involved with the work on the existing building. I will try to help you out with this. The existing building is approximately 1,100 S.F. Twenty five percent of this area is 275 S.F. The addition is 264 S.F. The Site Plan shows the size of building on the existing site as 1,364 S.F. It was my understanding that this work was to be finished by the time I submitted this project. This work has not been completed and that may have led to the confusion.
