SUBJECT: Wok `n Roll and ancillary uses Transportation Impact Study

A drive -through Oriental Restaurant (Wok 'n Roll) has been
opened in the building formerly occupied by the Juicy Lucy Restaurant
at the Lemay/Riverside intersection. In a memorandum dated December
10, 1998, the trip generation was estimated as indicated in Table 1.
Sales data was collected for the Wok `n Roll Restaurant during the
week of November 1-6, 1999. This information was tabulated and
averaged for the weekdays and is provided in Table 2. While the
afternoon peak hour trip generation is approximately twice that
estimated, there are no morning peak hour trips, since this
restaurant is not open during the morning peak hours.
A small, one story building is proposed at the south end of the
parcel. The uses are intended to be office and a Domino's Pizza
Store. Table 3 shows the trip generation expected from this
building. The trip generation from the office portion of the
building is calculated using Trip Generation, 61" Edition, ITE. The
Domino's Pizza Store trip generation was calculated from data from
another store during the week of November 1-7, 1999. For the
Domino's Pizza Store, the daily and peak hour trip generation was
averaged for the weekdays during this week. Clearly, the trip
generation from these uses is small. The morning peak hour trip
generation will only be that related to the office use. The trip
generation related to the Domino's Pizza use will be approximately
20 inbound and 20 outbound vehicles during the afternoon peak hour.
Bicycle lanes exist on Lemay Avenue. Sidewalks exist along the
site and connect to the sidewalk system along adjacent properties.
Transit service (Route 9) operates on Lemay Avenue and Riverside
Avenue. It is concluded that this site is well served by these
transportation modes.
