HomeMy WebLinkAboutJACOB CENTER (703 PETERSON) - MODIFICATION OF STANDARD - 36-99 - CORRESPONDENCE - CORRESPONDENCE-NEIGHBORHOOD MEETINGNo Text Commi ty Planning and Environmental :rvices Current Planning City of Fort Collins September 28, 1999 Dear Resident On Monday, October 18, 1999 from 7:00 to 9:00 p.m. at Lesher Junior High School, 1400 Stover Street*, the City of Fort Collins Current Planning Department will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. The applicant is proposing to change the use of an existing single family residence at 703 Peterson Street to a "group home." The city defines "group home" as a residence operated as a single dwelling, licensed by or operated by a governmental agency, for the purpose of providing special care or rehabilitation due to homelessness, physical condition or illness, mental condition or illness, elderly age or social, behavioral or disciplinary problems, provided that authorized supervisory personal are present on the premises. The Fort Collins Land Use Code specifies that in the NCM zoning district, group homes must be separated at least 1000 feet from any other group home. There is an existing group home in the neighborhood at 614 Matthews Street, which is less than 1000 feet from the proposed location for this group home. The applicant is intending to seek permission from the Planning and Zoning Board for a modification to the Land Use Code to allow and exception to this 1000 feet separation rule. What can you expect from attending the neighborhood meeting? The purpose of a neighborhood meeting is to open a line of communication between the developer and the neighbors. This is the forum through which the neighbors can express their concerns, city staff can explain the development review process, and the developer can explain to the neighbors what he/she is intending to do with the project and answer questions from the neighbors. Meeting minutes are taken by city staff, and become part of the project file. Neighborhood meetings are typically scheduled early in the project, before any design decisions have been finalized so the flexibility still exists for the input of neighbors to perhaps be integrated into the project. The list of affected property owners for this neighborhood information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
