The Stormwater Utility offered the following comments: a) The site is located in the Old Town Basin where the fees are $4,150/ acre. These fees are applicable only if changes are made on the site b) Standard drainage and erosion control reports are not required unless there is an increase in the amount of impervious surface greater than 350 square feet. The Engineering Department offered the following comments: `p a) You will be required to replace any damage curb, gutter, and sidewalk along the frontage of the property line. _.. The Current Planning Department offered the following comments: a) The required minimum number of parking spaces for a group home use is two (2) spaces for every three (3) adult employees. The proposal would be required to comply with the regulations set forth in Section 3.8.6 of the Land Use Code. A copy of that section is attached. �f You will be required to submit two sets of mailing labels and a copy of the labels (and 50 cents for each label) of the affected property owners within 500 feet of the site. A map of the area of notification is attached for reference. d) A copy of the permitted uses located in the NCM zone district is attached. Medical clinics/offices are not a permitted use, and therefore, I don't believe that a drug and alcohol "clearinghouse" would be permitted, unless it could be categorized as a group home and the individuals remain overnight on the premises. MEETING DATE: ITEM: APPLICANT: LAND USE DATA: June 29, 1998 Proposed group home Joel Painter 633 Flemington Fort Collins, Colorado 80524 The proposal is to expand an existing foster care center know at the Jacob Center to six to eight people. The number of individuals requires that a plan be submitted for a request for a group home. The existing foster care center is for young adults (teenagers) and the proposed would be the same. COMMENTS: 1. The Zoning Department offered the following comments: ^gigi�a) The project is located in the NCM zone district and is a Type'l review. b In the zone district, the minimum lot area is 5,000 square feet (and this allows up to six individuals in the group home -not including employees.) The additional lot area for each additional resident is 750 square feet. c) In the NCM zone district, there is a separation requirement of 1,000 feet from other group homes. ,9 d) Handicapped accessibility may be an issue, Please talk with Sharon Getz (221-6760) concerning this : e� Please provide bicycle racks for the residents to use.
