1. City of Fort Collins standard erosion control notes are not on the plan. In addition, several Lorimer County
Urban Street standard notes on the plan contradict City notes (when you get them on the plan). Please
delete those that do.
2. Seed has no C value (cover value). The vegetation that sprouts from it does. Until the seed becomes
vegetation, you need to use mulch (which does have a C value) to attain the erosion control you are
seeking.
3. Please submit an erosion control surety calculation sheet.
4. Please put a project schedule per City specifications on the plan.

for motorists: structures/landscaping shall not exceed 24" in height except for fences up to 42" high that do

than 6' above the ground. The Euonymous Alata "Nand' will be too tall for this area. Please replace with
vegetation meeting the restrictions.

The water quality outlet structure detail shown is generally what we see in these type of situations. A slight
modification that may be easier to construct and less likely to clog would be to not have the pipe with the
orifices and have the orifices located on a metal plate bolted to the box with a notch cut out of the
concrete. The metal plate can be bolted on the interior, with the well screen bolted on the exterior side of
the box. This type of design is what we see for these type of outlet structures. Repeat Comment - 7/27/03.
The detail with the pipe riser is not allowed in the City. Please revise detail. If you have any questions, please
call Wes Lamarque at 416-2418.

the alley.

1.13.03 - The note referring to a detail for a barrier curb is incorrect. This type of curb is only allowed on
certain median islands on arterial streets. No curb or gutter is allowed within the ROW for use with a concrete
alley. Please remove.

1.13.03 - The radii of the alley intersection with the street need to be called out to standard (See Chp. 8 -
Intersections).
7.15.03 - REPEAT - The 5' radii proposed do not meet the standard. The Larimer County Urban Area Street
Standards are available on line through the City's website or the Larimer County website, as well as on CD-
ROM at the City's Engineering Department, or via paper copies available at the Kinko's on Olive Street in Fort
Collins. This project is subject to the standards adopted in January of 2001, but may opt to use the standards
adopted October of 2002. In either case, mix -and -match of the standards is not permitted (use details and
standards from one or the other, not both).

Please note that there are two types of alley designs allowed by the City: concrete with inverted crown, or
asphalt with rollover curbs and draining to one side. If no other portion of this alley has been built with either
style, then either may be chosen. If one style or the other has been used on this alley, then that style needs
to be continued for the whole length of the alley.
7.15.03 - REPEAT- The two approved cross -sections for alleys in the City of Fort Collins are shown in LCUASS
Figures 7-11F or 7-12F. Why does the proposed cross-section match neither of these? If the proposed cross-
section of concrete with vertical curb is desired, a formal variance request containing all the information
required under LCUASS must be submitted for City review. Also, because of drainage issues, if the variance
request for the vertical curb is approved, drainage easements will be needed wherever there are cross -pans
instead of the curb because the water from the ROW that would normally be contained on the ROW will be
spreading onto private property.

method.
1.13.03 - REPEAT, easements needed include utility and drainage easements onsite, and slope easements
and temporary construction easements from neighboring properties for the construction of the alley. The
driveway easements are no longer needed.
7.15.03 - REPEAT, please provide legal descriptions and dedication documents for onsite easements and
ROW dedication, and provide letters of intent from all adjacent property owners that offsite easements are
needed from. These items are required prior to going to a hearing.
