Staff has reviewed your submittal for MYRTLE COURT-607 COWAN STREET-REPLAT,
#35-99A, and we offer the following comments:

Potential Floodplain Issues - The City's current Old Town hydrology indicates
approximately 120 cfs flowing in Myrtle Street adjacent to the site during a 100-
year storm. If any new structures are proposed in the future for the property,
floodplain regulations may apply.

What is Planned for the property? Currently only 1 or 2 water services extend
to the site from Myrtle Street. If additional services are needed, street
cuts/repairs will be needed. Will we see utility plans prior to development?

The name is confusing. The name Myrtle Court is confusing because Myrtle
Court is on the West side of town.
