HomeMy WebLinkAbout607 COWAN ST. - PDP - 35-99 - CORRESPONDENCE - CORRESPONDENCECommunity Planning and Environmental Services Current Planning City of Fort Collins May 2, 2000 Mr. Mark Brannon Cowan Street Properties, LLC 2701 Alcott Street, Suite 485 Denver, CO 80211 RE: Myrtle Court Project Development Plan (Current Planning File #35-99) Dear Mr. Brannon: This letter is in response to status of the Myrtle Court Project Development Plan as submitted to the City on November 17, 1999. On December 22, 1999, the City responded with comments for Myrtle Court with a deadline for revisions to the City of March 21, 2000. The March 21, 2000, deadline represented a 90-day time frame based on Land Use Code Section 2.2.11. On March 13, 2000, the project Planner forwarded a message that the 90-day re -submittal time frame was about to expire on March 21, 2000. An Extension request on March 23, 2000, for an additional 30-days to submit revisions was granted by the Planning Director. The 30-day extension was granted until April 23, 2000, and elaborated that there could be no additional extensions provided due to Land Use Code provisions. The March 23, 2000 extension also noted that if materials were not submitted by the time indicated the application would become null and void. A verbal request the week of April 24 asked the Planning Director extend the deadline to April 27, 2000. Plans were submitted, but they were not of sufficient quality for routing. This determination of insufficiency is based on the fact that staff comments have not been fully addressed. The utility plan sheets reference written notes on relined plans and state that needed changes will eventually occur based on comments dated December 22, 1999. This does not allow the re -submittal to qualify as revisions. Hence, as a follow-up to our telephone conversation, the Myrtle Court Project Development Plan is deemed null and void. To resurrect the review of a project development plan, complete plan re -submittal and fees would be needed.
