Re: 607-Cowan St. Myrtle St. Subdivision 935-99,
Dear Mr. Fuchs, May 1,2000
Please be advised that I hereby acknowledge your phone call", dated- April 29, 2000. Within
said phone call, I further acknowledge your determination that my submittal was lacking in a
timely response to the civil engineering requirements. All ofthe other drawings have been
updated, as per my resubmittal requirement, i.e. new site plan, revised architecturals, landscape
plan, and survey plat with new notes.
It is true that I still-desirea town home type fourplex along Myrtle Street, using my
existing driveway cuts, contrary to Zoning Section 4.7 (F)(3). It has been my belief that the
overall design and functionality ofthis vehicular access creates a much more neighborhoods
compatible design. My. option, if this townhome configuration is not approved, is to asphalt -in
the entire back area and build a box type structure to maximize my square footage, i.e. one similar
to the existing fourplexes on Lots 1 and 2.
I believe a parking lbt fronting on Myrtle Street is riot a desirable attribute. In additign to
aforementioned benefits, my proposed design configuration will allow for future individual
ownership ofthe four units. In general, individual owners care for their property in a more
attentive manner than do landlord type owners. As well, this creates added architectural diversity
to the units, including porches, single car garages, setbacks, etc.
At this time, I am aware that Mr. Couch's drawings are inadequate. I will be hiring a new
civil engineer to resubmit the PDP portion ofthis project. - I appreciate Mr. Blanchard's extension.
