LEGAL DESCRIPTION
All of the Replat of Lot 1, of WEST ELIZABETH PLAZA P.U.D., and
that portion of the Northeast Quarter of Section 16, Township 7
North, Range 69 West of the 6th P.M., City of Fort Collins, Larimer
County, Colorado, described in it's entirety as follows:
Considering the South line of said Northeast Quarter as bearing
North 89 35'30" West and with all bearings contained herein
relative thereto.
Beginning at the Northwest Corner of said Replat of Lot 1, of WEST
ELIZABETH PLAZA P.U.D. as monumented with a #4 Rebar with aluminum
cap L.S. #16415; thence along the West line of said Replat South
00 24'20" East, a distance of 94.63 feet to the North line of that
certain parcel of land as described in Deed recorded in Book 1652
at Page 830, records of said County, said North line also being the
South line of JEFFERSON COMMONS P.U.D., to the City of Fort
Collins; thence along said North line and the West line of said
land as described at Book 1652, Page 830 and which North and West
lines are also common to the South and East lines of said JEFFERSON
COMMONS P.U.D., North 89 35'46" West, a distance of 100.00 feet and
again South 00 24'20" East, a distance of 300.00 feet to said South
line of the Northeast Quarter of Section 16; thence along said
South line South 89 35'30" East, a distance of 100.00 feet; thence
North 00 24'20" West, a distance of 50.00 feet to a #4 Rebar with
aluminum cap L.S. #16415 at the Southwest Corner of said Replat of
Lot 1, of WEST ELIZABETH PLAZA P.U.D.; thence along the South and
East lines of said Replat of Lot 1, South 89 35'30" East, a
distance of 418.96 feet and again North 00 23'37" West, a distance
of 345.98 feet to a #4 Rebar with no cap at the Northeast Corner of
said Replat of Lot 1; thence along the North line of said Replat of
Lot 1, North 89 46'33" West, a distance of 419.01 feet to the Point
of Beginning. Containing 4.010 ACRES, more or less.
