On Wednesday April 24, 2002, beginning at 6:30 p.m. in the City Council Chambers at
300 La Porte Avenue*, the Administrative Hearing Officer will conduct an
Administrative Hearing for development application known as the Cherokee Flying
Heights, Project Development Plan, File #17-00.
The applicant proposes eight 2-bedroom two-story residential condominum units, eight
2-bedroom one-story resdential condominium units, and 3 loft -style residential units
above detached garages, constituting a total of 19 units on 1.738 acres. This number
of residential units is one fewer than that represented at the neighborhood meeting held
on July 11, 2001.
The site is located on the westside of S. Taft Hill Road, approximately mid -point
between Mulberry Street and La Porte Avenue, and is in the Low Density Mixed -Use
Neighborhood (LMN) zoning district. The proposed density of the Project Development
Plan is 10.9 dwelling units per gross acre.
If you have any interest or concern about this proposed project, you are encouraged to
attend this public hearing. At the hearing you will have the opportunity to hear from the
City staff and the project applicant about the details of the project. You will also be
given the opportunity to state you views about the project.
The affected property owners list for this public hearing is derived from official records
of the Larimer County Assessor. Because of the lag time between home occupancy
and record keeping, or because of rental situations, a few affected property owners
may have been missed. Please feel free to notify your neighbor of this pending
meeting so all neighbors may have the opportunity to attend.
