Resubmittal Deadline Section 2.2.11 of the Land Use Code requires that an applicant submit revisions based on this letter within 90 days or the project application becomes null and void. Your response to the City's concerns is due by June 15, 2001. A 30-day extension to this deadline is available. All requests for an extension should be directed to the Current Planning Director. If remaining issues are those that do not require plan revisions, a status report verifying continuing efforts toward resolving the issues is required within the some timeline. 2. Advance Planning (Clark Mapes 221-6376): a. Please give serious consideration to color variation between units on each building and among different buildings to enhance individual identity. b. Can a trim board be added between adjacent doors to differentiate units, to facilitate this variation? 3. Light and Power (Doug Martine 221-6700): No comment. 4. Stormwater Utility Department (Wes Lamarque 221-6681): See attached comments and redline drawings. 5. Transportation Planning (Tom Reif 221-6608): a. The future Pennsylvania Street will most likely be classified as a connector. Adequate ROW of 57 feet needs to be accommodated for and shown on the site plan. The roadway width of a connector is 36 feet, only a 30-foot width is currently shown. b. Continue sidewalk connections to the bike parking facilities. Show bike parking facilities on the site plan. c. All handicap access ramps need to be shown on the landscape plans as shown on the site plan. 6. Technical Services (Jim Hoff 221-6588): Building envelopes must be designated on the plat, i.e.- building #1, #2, etc. 2 City of Fort Collins Community Planning and Environmental Services Current Planning STAFF REVIEW COMMENTS Mr. Mikal S. Torgerson 211 Jefferson Fort Collins, CO 80524 Mr. Torgerson: March 16, 2001 City staff and referral agencies have reviewed your revised submittal for Cherokee Flying Heights PUP, and offer the following comments. The comments reflect analysis of the proposal relative to the applicable City design standards and those adopted regulations and policies of the respective referral agencies. COMMENTS: 1. Current Planning: a. Modification of Standards Request It was acknowledged in the applicant's written resubmittal that a request for modifications to standards within Articles 3 and 4 would be resubmitted, however, no materials have been received. Please submit the Modification request as soon the materials are available. Modifications of Standards are subject to review by the Planning and Zoning Board. As this is a Type I, or Administrative Review, the applicant may elect to split the review process whereby the modification request will be reviewed by the Board first, and then, if granted, the PUP will be scheduled for an Administrative Hearing.
