Terracon is presently in the process of performing a geotechnical engineering exploration
for the proposed Cherokee Flying Heights condominium/townhome development project to
be located on the west side of Taft Hill Road, approximately'/4-mile south LaPorte Avenue
in northeast Fort Collins, Colorado. On February 10, 2001, Terracon drilled 7 test borings
throughout the proposed site in an effort to provide the appropriate foundation, pavement,
floor slab and earthwork recommendations required for the proposed development.

The intent of this letter is to provide pertinent planning and review process information for
the City of Fort Collins with regards to the subsurface soil conditions encountered at the
above -referenced project. A complete geotechnical engineering report will be provided
during the week of February 19, 2001, upon completion of the laboratory and engineering
analyses.
The subsurface soils conditions encountered, as indicated on the enclosed Log of Borings
for Test Boring Nos. 1 through 7 consisted of approximately 7 to 11-feet of sandy lean clay
and clayey sand cohesive soils underlain by the coarse granular silty sand with gravel,
which extended to the depths explored, 15-feet. The clay layers are classified on the
Unified USCS System as CL and the fine or coarse sand strata are classified as SC or
SW-SM. Groundwater or -the bedrock stratum was not encountered to the maximum
depths of exploration, 15-feet.
The proposed structures may be supported by a conventional -type spread footing
foundation system placed on the on -site subsurface soils. Footings may be designed for a
maximum bearing pressure of 2,000 psf. In addition, the footings should be sized to
maintain a minimum dead load pressure of 500 psf.
Slab -on -grade construction is considered acceptable when subgrade materials consist of
the on -site clay or sand subsurface soils. Basement construction is feasible at the site,
provided an exterior perimeter drainage system is placed around the lower levels to
