Re: Cherokee Flying Heights; Ft. Collins, Colorado
6. Prior to the commencement of any construction, the contractor shall contact all utility
companies and City of Fort Collins utility departments to coordinate schedules, and
contact the City Forester to schedule a site inspection for any tree removal requiring a
permit.
Further expansion on the above note should be coordinated between you and the Engineering
Department staff. We did notice that some standard water and sewer notes have now been
incorporated into the standard Cover Sheet general notes.
➢ Meter pits and curbstops have been located outside of all hardscaped areas.
➢ A one inch (1") service is not adequate for a 6-plex unit. All water services for the multi -unit
buildings have been revised to upsize the service to a minimum of 1 '/2".
➢ Site, Landscape and utility plan comments have been addressed.
We trust that this response has addressed all of your specific comments and concerns. If you
have any questions or further comments during your next detailed project review, please call at

Re: Cherokee Flying Heights; Ft. Collins, Colorado
Dear Jeff,
This letter serves as the response to your most recent review comments concerning the Final
Utility Plans for Cherokee Flying Heights. This response will address several utility plan and
final plat review comments, as well as written comments noted on your Project Comment Sheet
signed and dated 10/19/00.
REVISION COMMENT SHEET
➢ Standard general notes pertaining to landscape / utility separation distances and utility locates
have been included on the landscape plans.
➢ Construction Note No. 2 on the Master Utility Plan, which refers to the verification of the
horizontal and vertical location of the sanitary sewer crossing by the proposed 6" water line,
has been revised to incorporate potholing and elevation verification requirements during
construction. We feel the plans and the new lowering detail provided, adequately prepare the
contractor for the crossings. Potholing in Taft Hill Road is unwarranted at the design stage.
We utilized this same procedure for fire line installation on Blue Spruce with Lots 1-2, Block
5, Replat (No. 1) of Evergreen Park.
➢ Based on the above discussion, a specific water main lowering detail will be provided,
meeting all City of Fort Collins Water and Wastewater Utility standards.
➢ All existing water and sewer lines are clearly labeled. All services will either be used or
abandoned at the main according to City of Fort Collins Water and Wastewater Utility
standards. Please note that the standard general note to coordinate abandonments with City
utilities, has been provided with the MASTER UTILITY PLAN GENERAL NOTES on
the Master Utility Plan and reads:
7. Prior to the commencement of any water line construction, the contractor shall contact
the City of Fort Collins Water and Wastewater Utility to coordinate schedules, Taft Hill
Road potholing and possible water line and water service abandonments.
Please note that the standard general note as it relates to coordination with utilities, was
recently provided by the Engineering Department staff. The note is provided on the Cover
Sheet as general note 6. The note reads as follows:
4836 S. College, Suite 12 Ft. Collins, CO 80525 (970) 226-5334 Fax (970) 282-0311 RAN Nv.sliearengineering.coni
