18. All utility meters, HVAC equipment and the like are to be screened
as shown on the architectural elevations. All electric vaults are to
be "in ground" flush.
19. A detailed lighting plan is provided. All lights will be full cut off
fixtures in accordance with 3.2.2 and 3.2.4(A)-(D)
21. We believe that we are complying with all applicable General
Development Standards other than the sections that we are
seeking a modification for.
22. We have held several utility coordination meeting to coordinate all
utilities. Sidewalks, private drives, pedestrian crossing and building
siting were also coordinated with all applicable staff members.
23. All certification blocks on the PDP plan are consistent with
language in the City of Fort Collins development manual.
I trust that after many meetings and a total redesign based on everyone's
input, we now have a plan that will meet all applicable criteria.

Dear Cameron:
Attached is our response to planning comments for Cherokee Flying
Heights.
2. All plans now note that this is a project development plan and are
coordinated with the utility and landscape plans.
3. An overall site plan is now included in our submittal. Land uses
and principal structures are noted.
4. There are no required off site easements or off site rights of way.
We are dedicating additional right of way for Taft Hill Road and for
a future connection in the middle of our site.
5. All building envelope setbacks are dimensioned and labeled. The
new Taft Hill R.O.W. is also appropriately labeled.
6. The building envelopes and footprints are now dimensioned to the
nearest platted property lines.
7. The PDP plan now shows all temporary and permanent drainage
ways and structures.
14. a. All building colors are indicated on the building elevations.
Color swatches are included in this submittal.
b. As you know, we have had lengthy discussions with staff
about building placement. I believe the submitted layout
reflects the desires of most staff members. A direct
pedestrian connection is provided both for the southerly
"carriage houses" and for the buildings on the north side of
the project.
C. A request for a modification to the standards will be
submitted for sections 3.5.1(D); 3.5.2(C)(1); 3.5.2(C)(1)-(2)
and 4.5(D)(2)(d).
d. A direct walkway, 4.5' wide has been added to the south
side of the project.
e. 24' back up distance is provided behind the carriage house
garages.
f. All heights of ridge lines, eaves etc. have been added.
16. A trash & recycling enclosure has been added to the project. A
recycling area is provided. This enclosure will be screened by
