All stormwater concerns were discussed and have been adequately addressed such that another full round of staff review will no longer be required. Dick Rutherford has completed to Floodproofing Certificate and supporting documentation. Other minor requirements such as foundation floodproofing details and interior signage details will be provided in conjunction with building permit review. The grading plan will be revised to indicate a floodproof finished floor elevation of 4956.62. j) No response required. I am still awaiting your response to Jenny's comment from Zoning regarding the decision on a modification request relative to LUC 4.16 (D)(3)(a)(2). It is my hope that we can avoid scheduling this.project with the Planning and Zoning Commission. If this is the case, then we feel we are ready to schedule this project for public hearing with the hearing officer or the Director of Planning. Also, please indicate the quantity of all submittal items required to complete the Final Compliance Review of this PDP. Jones, Planner City of Fort Collins Current Planning Division 281 North College Avenue Fort Collins, CO 80522 RE: Generalcare Health Services PDP Final Compliance (Current Planning File #22-00) Dear Troy: We are in receipt of your redlined comments and letter of plan review dated January 10, 2001 in regard to the above referenced project. We have made appropriate revisions and modifications and are resubmitting the PDP at this time for your final review, scheduling of public hearing, and final compliance. The lettered responses below correspond with the same lettered comments in your letter of plan review dated January 10, 2001: a) No response required. b) The year 2000 has been changed to 2001 on all drawings. c) No response required. d) Thank you for clarifying this interpretation of the Land Use Code. We are pleased with this determination. e) A note has been added to the building elevations which states: "AII window and door glazing shall have a reflectivity or opacity of less than sixty (60) percent." f) This line was inadvertently omitted from the last submittal. The screened dashed line has now been shown and noted on the landscape plan to define the parking lot area. The interior parking lot landscaped area is slightly greater than 7% of the parking lot area. g) All plans have been revised to reflect the eight foot wide sidewalk to be added along the southern edge of our site. As discussed at our January 12t' meeting, the western portion of this walk will be provided during construction of the clinic facility while the eastern portion will be charged a fee held in escrow and constructed by the City at a future time. One parking space at the southwest corner of the lower parking lot has been eliminated to provide adequate clearances at the sidewalk.
