The following items cover the Current Planning Comments specifically directed to the Landscape Plan. LANDSCAPE PLAN PLANNING RESPONSE COMMENTS: 9. Site vision lines have been added to the intersections of Lemay Avenue and Poudre River Drive, and Poudre River Drive and the private drive. Vision clearance areas (areas 15' from any curb cut) within the parking lot have noted with plantings limited to 24" in height. 10. Landscape Plans indicate minimum size requirements LUC 3.2.1d(4). Refer to Plant Legend, "Conditions" category on landscape plan for the plan specification location. The landscape plan provides for requirements specified in LUC for full tree stocking, exceeds minimum building screening, parking screening, and street tree planting. 11. Street tree placement on Lemay Avenue is 35' spacing (210' frontage/6 trees=35') and on Poudre River Drive at 40' (240' frontage/6 trees = 40') spacing. 12. A. The parking lot setback area between the private drive and the north portion of parking (the portion north of the entry curb cut) requires 3.5 trees (140' frontage/40 = 3.5 trees). 4 trees are provided. Additional shrubs are added to this are to fulfill the additional 70% screening and seasonal interest requirements. The parking lot setback area south of the entry drive requires 5.7 trees (228' frontage/40 = 5.7 trees). 6 trees are provided within this area. 24 shrubs are provided within this area to fulfill the additional screening and seasonal interest requirements. B. The south and north ends of the parking lot require 1.5 trees for each (60740 = 1.5 trees). Three trees have been shown on the south end and two on the north end. Shrub beds have been added to each end to fulfill the 70% screening and seasonal interest requirements. 13. The existing trees on the site have been noted and targeted for removal. Tree protection notes have been added the landscape plan if the Forestry Department deems these trees valuable. 14. Note #14 simply requires the landscape contractor to have a final utility locate prior to digging, a common requirement. It is not meant to take any control from any reviewing agency
