RE: 4366 South College Wireless Telecommunications Facility (TJ Maxx)
Dear Mr. Fuchs,
Thank you for meeting with me last Friday morning. I'm glad we had a chance to sit
down and discuss the two Nextel wireless sites that you are currently reviewing. As
promised, I am enclosing a copy of an original plat for the Ft. Collins Retail Center,
which shows the property lines of the project.
As you will notice, the east property line runs north 125.81 feet, from the SE corner of
the property, before it "jogs", to the east, over the Larimer Canal No.2. Nextel may have
a problem providing any landscaping along this 125.81-foot property line because there
appears to be no room to do so. On the eastside of this property line there is an
approximately 15-foot wide grassy slope that angles down to the canal, but this is a
separate piece of property and Nextel has no lease -rights on it. On the westside of the
property line is the existing parking lot. Nextel would welcome any input you can
provide in this instance, as to how to reasonably address this potential problem.
Nextel can provide landscaping along a portion of the canal, to the north of the initial
125.81 feet, that is within the property boundaries, as required by the City of Ft. Collins
Land Use Code.
I will try to get in touch with you toward the end of the week, so that we may discuss this
situation and possibly some of the others we touched -on during our meeting last week.
