The key is not to over -illuminate any one area as this creates hot spots. The other key is to reduce foot candles at the property line. 10 foot candles is pretty high for area lighting and parking lot lighting. I was going to try to find Ted to discuss the issue with him, but ran out of time. Drew may call while I'm gone about the issue. If he does, please refer him to Ted for an answer to his question. The issue deals with the lighting plan. There are spot lighting readings on the lighting plan that exceed 10 foot-candles. I have traditionally told applicants that they must alter the lighting so that the ligting does not exceed 10. Ted, have I been commenting correctly? Does this standard refer to all spots on the site (even directly under the fixtures), or is there a bit of averaging that can happen? If the issue comes up while I'm gone, please clarify for the applicant. Thanks
