College Avenue Fort Collins, Co 80527 RE: Peakview Subdivision - variance requests for reduction of the minimum tangent length between curves and to reduce the minimum length of curve. Dear James, This letter is in response to the variance request dated October 2, 2001 for the variance requests to reduce the minimum tangent length between curves and to reduce the minimum curve length. The variance request to reduce the tangent length on Andrews Peak Drive north of the ditch to 99.39 feet and to reduce the tangent on Pleasant Valley road at the eastern edge of the property to 90.39 feet is granted. The variance request to reduce the two centerline arc lengths below the minimum allowed for the two curves that tie Pleasant Valley Road into the existing road system on both the eastern and western edges of the property is granted. The arc lengths can be reduced to 46.73 feet (western tie) and 46.42 feet (eastern tie).
