Subject: Orientation of detached dwellings to streets and drives
In advance, SORRY for the drain bamage. It's just our calling.
One more piece of input after talking briefly with JR.
Right now, the Code would allow the detached houses sideways to and separated from the street as on
the Rigden plan that Marc has been discussing with us. Fire may have veto power, but the Code doesn't
prevent it.
I am backtracking a little as far as my "defense" of that - I was not seeing the one reason why we might
allow it for attached and multifamily dwellings but NOT detached dwellings:
'it would be reasonable to require attached and multifamily dwellings to at least have a side or end wall
directly facing the street, with an address right there on the dwelling' and then unit designations A,B,C,
etc. You still need a marker sign or kiosk directing people to the units. But the dwelling has a clear street
address.'
DETACHED dwellings sideways to and separated from the street by other dwellings can NOT provide
such a clear street address on the dwelling that is adequately visible from the street. Is THAT a critical
distinction?
If we do acontinue to allow this sideways orientation with some dwellings separated from the street, then
JR suggested that there should be a gateway structure that plainly has characteristics of the building
architecture, with the address on it. So going to and through this structure leads you directly to the
dwelling, it can't be covered by snow or obscured by parked vans and pickups, etc. Sort of an extension
of the building, visually.
As you probably know, JR definitely favors the plain street -facing dwelling with address, as we all do. It's a
safety issue as well as design issue.
Regarding street addresses vs unit #'s, it doesn't work to have multiple street addresses on a gateway
structure out on the street, so that someone looking for a street address has to scan a LIST. Better to
have one clear address on the gateway structure, and then unit designations.
' (or MAYBE 2 street addresses, with one for each side of the dwelling if it is a double -loaded building, but
that would need some thought and architectural work)
