Dear Phil:
Staff has reviewed the request for Scarpella Subdivision and offers the following
comments:
Please refer to the attached comment sheet and redline utility plans from
Engineering. Please note the following:
A. An additional 7.5 feet will be need to be dedicated as public right-of-way
along Prospect Road.
B. The backyard sidewalk is shown straddling the property line. Why not
shift the property line slightly east so the 9.73 feet of walk is located
entirely on Lot 2?
2. Please refer to the attached comment sheet and redline utility plans from
Stormwater. Please note that a swale is requested between the proposed residence
on Lot 2 and the existing residence to the east. If necessary, the proposed
building may have to be shifted to the west in order to accommodate this swale
entirely on Lot 2 and not encroach onto the neighboring property.
3. Please refer to the attached comment sheet and redline plans from Water and
Wastewater.
4. Please refer to the attached affected property owners' map and provide the names
and addresses of all property owners within the notification area. Also, we will
need $0.50 cents per name. Addresses should be on self-adhesive mailing labels,
33 labels per sheet.
