Explanation of how issues have been addressed:
Zoning Department:
• Type II ODP
Light and Power Department:
• Power is available, conduit in College Ave.
Natural Resources:
• Trees on the west side of site are identified on the City Natural Areas Inventory Map as
an Urban Plain Forest. A 50' minimum setback will be provided and shown on the Final
ODP.
• Trash area will be contained to include a recycle area.
Poudre Valley Fire:
• Need 1,500 GPM @ 20 PSI reg. for commercial.
• Fire hydrant spacing shall be 300'.
Engineering:
• TIS has been submitted with this ODP.
• Noted, a State Access Permit will be required.
• Noted, project may need to construct acceleration and deceleration lanes.
• Noted, project may prompt the construction of a median (city. to cost share).
• Street over -sizing impact fees will be required and paid.
• Noted, coordinate with Susan Dirken regarding the Mason Street Corridor Plan.
• Fossil Boulevard will be extended from the south through the site, terminating at
Spradley Barr. The exact location will be determined during the review process.
Stormwater:
• Stormwater fees shall be $2,274/acre.
• On -site detention will be required with a 10-year release rate.
• Noted, that drainage through Mill Brother's may be difficult.
