Address numerals shall be visible from the street fronting the property, and posted with a
minimum of 6 inch numerals on a contrasting background. (Bronze numerals on brown
brick are not acceptable). 97 UFC 901.4.4
WATER SUPPLY:
Fire hydrants are required with a maximum spacing of 800 feet along an approved
roadway. Each hydrant must be capable of delivering 1000 gallons of water per minute at
a residual pressure of 20 psi. UFC 901.2.2.2
REQUIRED ACCESS:
A fire lane is required. The fire lane shall be visible by painting and signage, and
maintained unobstructed. 97 UFC 901.2.2.1, 901.3; 901.4.2; 902.2.1: FCLUC
NOTE: If a fire lane can not be provided the buildings shall be fire sprinklered.
SPRINKLER REQUIREMENTS:
These proposed buildings shall be fire sprinklered.

Where is the off -site drainage easement in the process? Who is working on this, stormwater? Parks?

For the ramp on the east side of the driveway you are indicating that need to use vertical curb. That is great, I think the no
should read: "vertical curb & gutter taper curb from 1/2"to 5"" instead of "6" vertical curb & gutter taper curb from 6" to
5"". Since the curb height will be 1/2" at the driveway and 5" high at the beginning of the ramp. This is shown on several
sheets, so the change needs to be made on all of them. Would also recommend a note: "vertical curb and gutter taper curb
from 6" to 5"" for the piece between the curb chase and the existing curb.

➢ No bends are allowed on fire line laterals.
➢ In order to provide maximum separation between storm sewer and
sanitary sewer use 16" D.I.P. in place of RCP.
➢ Correct all plan sheets to reflect the change in storm sewer pipe
size/material.
➢ Original plans show and indicate the abandonment of the existing
sanitary sewer services, which extend from the end of Morningside
Drive. All existing services must be used or abandoned.

Dear Mr Larimer,
For your information, attached are copies of the staffs "Building Permit Review/Utility Plan Review"
comments concerning the Morningside Villas Subdivision and RM Site Plan Review.
The plans submitted were reviewed by numerous City departments and other agencies. The
comments are offered by Staff to assist you in preparing final plans for building permit issuance and
Utility plan approval.
Section 2.2.11 of the Land Use Code requires that an applicant submit revisions based on this letter
within 90 days or the project application becomes null and void. Your response to the City's
concerns is due by November 24, 2000. A 30-day extension to this deadline is available. All
requests for an extension should be directed to the Current Planning Director. If remaining issues
are those that do not require plan revisions, a status report verifying continuing efforts toward
resolving the issues is required within the same timeline.
Mylars for signature can be submitted provided the following are done or have occurred prior to
submittal: 1) The plat has had an administrative hearing and received approval. 2) The off -site
easement for the storm drain line on the City property has been granted, and 3) All of the comments
being returned have been addressed and the utility plans, site and landscape plans have been
updated.
Once this has occurred please submit a mylar of the site plan, landscape plan, elevations and the
utility plans, return all redlined plans and provide 2 blueline site plans, 2 blueline landscape plans,
1 blueline set of utility plans, and 3 drainage reports for review and approval. The site, landscape
and elevation mylars will be kept by the City for filling, the utility plans upon approval will be returned
for to the developer, who at such time shall make a mylar copy and 5 blueline sets (stamped and
signed by the Engineer) of the signed utility plans and submit them to the City. Please note, if all
the comments have not been adequately addressed the mylars will be returned until the plans are
updated and/ or the issue(s) resolved.
In addition fill out and return "Information for Development Agreements" sheet. Upon receipt of this
I will start drafting the development agreement for this project.
Ted Shepard with the Current Planning Department is in the process of scheduling the type 1
hearing for the plat associated with this project. Please contact him if you have any questions
