On Wednesday, September 6, 2000, at 4:00 p.m. in the office of the Current Planning
Department, City of Fort Collins, the Planning Director will conduct an Administrative
Hearing regarding a property in your neighborhood. The project is known as Morningside
Villas Subdivision.
The project is a request to create a platted lot for the purpose of constructing a five-plex
residential structure. The parcel is located at the south end of Morningside Drive. The
parcel is 11,900 square feet in size and borders the Spring Creek Trail. (See map on
reverse.) The zoning is L-M-N, Low Density Mixed -Use Neighborhood which permits the
five-plex.
It is important to note that the request is for the creation of the platted lot only. The ability
to construct a five-plex structure is a permitted use under the Zoning Code and is not the
subject of the Administrative Hearing. Information on the five-plex structure is available
at the Planning Department.
The affected property owners list for this public hearing is derived from official records of
the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have
been missed. Please feel free to notify your neighbor of this pending meeting so all
neighbors may have the opportunity to attend.
