25. Our understanding is that the project is located on parcel #4, which includes lots 17 & 18, but
is under common ownership and is taxed as a parcel, not individual lots. Therefore, the 47.5'
lot width should not be at issue.

6. Traffic Operations — Traffic Operations requested that a minimum of 9 spaces be provided
on -site. The only way to accommodate additional spaces is for the developer to renege on a
promise (minimize impact of garages to the east) made to Historic Planning and Landmark
Preservation Commission -- moving the north garage doors back to the east elevation could
add two additional spaces. After much discussion, the conclusion is that the Code requires
only 6 onsite parking spaces for this project. Therefore, the developer will honor his design
commitment to Historic Planning and LPC on the garage orientation and pass on the additional
parking request.

C. The drawings indicate that the building is to be sprinklered. Poudre Fire Authority has
make it clear from the beginning their position on the issue. However, the developer
understands that this specific issue can be challenged with an appeal through the
Poudre Fire Authority Fire Marshal. The developer may, or may not, choose to
challenge this requirement — but in either case, does not want this issue to hold up or
interfere with the PDP review process.

This letter responds to comments received from staff regarding the Laurel Street Lofts PDP submittal.
These responses are numbered to correspond to the comments and are presented below:

2. Zoning Department:
a. These drawings will become part of our construction drawing set. Significant existing
structures and landscape elements should be included for clarity. Off site landscape
existing landscape has been removed, however, the existing street trees, due to
proximity to utilities will remain on the site plan.

C. Maximum building height as per code is "three stories". This has been corrected on
the Site Plan.
