On Thursday, June 17, 2004, at 4:30 p.m., in the City of Fort Collins Current Planning Department
conference room, 281 North College Avenue, Fort Collins, CO. 80524, the Planning Director will
conduct an administrative public hearing to consider a development proposal in your
neighborhood. The project is known as Peak View Estates, Major Amendment and Replat, #26-
00C.
This is a request to add two dwelling units to the overall project. This would increase the number
of units from 63 to 65.
Lot 2, Tract H, located east of Andrews Peak Drive, would change from a two-plex to a three-plex.
Lot 12, Tract J, located east of Andrews Peak Drive, would change from a two-plex to a three-plex
Lot 2, Tract G, located west of Andrews Peak Drive, would change from a two-plex to a three-plex.
Lot 11, Tract J, located east of Andrews Peak Drive, would be reduced from a four-plex to a three-
plex.
Peak View Estates is located on the south side of West Elizabeth Street, between Sienna and Lory
Ann Estates. The Pleasant Valley and Lake Canal runs through the southern portion of the site.
The site is zoned L-M-N, Low Density Mixed -Use Neighborhood.
If you have any interest or concern about this proposed project, you are encouraged to attend this
public hearing. At the hearing, you will have the opportunity to hear from the City staff and the
project applicant about the details of the project. You will also be given the opportunity to state
your views about the project.
The affected property owners list for this public hearing is derived from official records of the
Larimer County Assessor. Because of the lag time between home occupancy and record keeping,
or because of rental situations, a few affected property owners may have been missed. Please
feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity
to attend.
