Offsite Utility Easement was added. 17. Square footage of the lots and tracts was checked and corrected. 18. Storm Sewer Easements changed to Drainage Easements. 19. Sanitary Sewer Easement changed to Drainage Easement. 20. 3.5 foot Pedestrian Easement changed to Pedestrian and Utility Easement. 21. UE, Utility Easement was added to the legend. Number 9 Sheet 8—Bubble the area for which you are making changes. The revision on this sheet has been bubbled. Number 10 Sheet 8—Note this revision in the revision block. This one will be revision #4. Revision #4 has been noted in the revision block. Comment from Ted Shepard: 3. Pickett Engineering has indicated that they would like to install a guardrail in the vicinity of the detention pond, Andrews Peak Drive and the private driveway. Please provide a detail of this guardrail. I am not exactly sure where this will be installed and whether or not there will be opportunities for adding plant material. Since the guardrail has the potential of not being very attractive, please investigate increasing the amount of trees and shrubs for screening purposes. A detail of the guardrail has been provided. Need to use the latest revised sheet with the revision block and the two prior revisions noted and bubbled on this sheet. The latest revised sheet has been included; the revisions have been bubbled. Number 5 Sheet 6—Need to add this revision to the revision block and bubble out the changes that you are making. Since the last number on this sheet was 8. This revision should be number 9. Revision number 9 has been added to the revision block and has been bubbled out on the drawing. Number 6 Sheet 6A—Remove the bubbles from this sheet. This is a new sheet so it would not need bubbles as no revisions are being made. The bubbles have been removed from the drawing. Number 7 Sheet 6A—Provide City signature block on this sheet in the lower right hand corner. This is where we will sign this sheet. The City signature block has been added to the sheet in the lower right hand corner. Number 8 Sheet 6A—Correct the project name on this sheet —it is Peak View Subdivision not Peak View Estates PDP. College Fort Collins, Colorado 80524 Dear Ted Shepard, Enclose are the re -submittal drawings, review comments and revisions for Peak View Subdivision Major Amendment and Replat - Type I, located on West Elizabeth Street. The following are the responses to the review statements as address by staff and the respective reviewing agencies. Department: Technical Services: Need a better quality site plan for scanning purpose Response: A new plan with darker line weight has been produced for technical services. Staff Comment during Meeting Non — Written request. If the new parking does not impact the wildlife corridor please add a note on the site plan. Response: A note was added to the site plan NO. 15 under general notes that stipulates that the new parking stalls do not impact the overall wildlife corridor. Additional responses to comments for the engineering plans and plat are enclosed within. If you are in need of further information or assistance please contact our office at your convenience.
