Sinc)erely- ),- — Ted Shepard Chief Planner Page 4 [3/30/04] Sheet 8 - Note this revision in the revision block. This one will be revision # 4. Department: Light & Power Issue Contact: Doug Martine Topic: Light & Power Number: 1 Created: 3/11/2004 [3/11/04] Additional electric development charges of approximately $1250 will apply for the increase in total dwelling units. These charges will need to be paid before a permit is approved for any of the revised. lots. Department: Stormwater Utility Issue Contact: Wes Lamarque Topic: Stormwater Number: 22 Created: 3/30/2004 During a field observation, the inlet along Pleasant Valley Road at the west end of the development does not have an overflow spillway incorporated into the original design that was approved. Please provide a swale directing the flows to the south incase the inlet were to plug. This swale needs to direct the water into the park while not inundating the house located to the southwest of the inlet. This can be done with coordination in the field between City staff and the contractor to avoid any design costs that would occur. Please call Wes Lamarque at 416-2418 if you have any questions. Number: 24 Created: 3/30/2004 Detention pond regrading comments were already submitted with previous submittal. Comments from Ted Shepard: 1. The redlined approved plan is using the Grading Plan as the base. The approved Site Plan, with City of Fort Collins vault record number, is what needs to be redlined for comparison purposes. 2. Since the landscape plan was not redlined, it is assumed that there are no changes to the plant material in terms of quantity and location. If there are any changes, please redline an approved Landscape Plan, again, with City of Fort Collins vault record number. 3. Pickett Engineering has indicated that they would like to install a guardrail in the vicinity of the detention pond, Andrews Peak Drive and the private driveway. Please provide a detail of this guardrail. I am not exactly sure where this will be installed and whether or not there will be opportunities for adding plant material: Since the guardrail has the potential of not being very attractive, please investigate increasing the amount of trees and shrubs for screening purposes. Page 3 M [3/30/04] Several of the tracts are shown with square footage that is much larger than shown on the original plats. If anything these should be smaller square footages as the lots have gotten larger. Number: 18 Created: 3/30/2004 [3/30/04] Do not call them storm sewer easements, but drainage easements. Number: 19 Created: 3/30/2004 [3/30/04) The easement in Tract C that you have called out as a sanitary sewer easement was a drainage easement and needs to be dedicated as such again. Number: 20 Created: 3/30/2004 [3/30/04] The 3.5 foot pedestrian easements along Andrews Peak Drive should be pedestrian and utility easements. Number: 21 Created: 3/30/2004 [3/30/04] Need to add UE to the legend. Topic: Utility Plans Number: 4 Created: 3/30/2004 [3/30/04] Sheet 6 - The sheet you provided is not the latest sheet. Need to use the latest revised sheet with the revision block and the two prior revisions noted and bubbled on this sheet. Number: 5 Created: 3/30/2004 [3/30/04] Sheet 6 - Need to add this revision to the revision block and bubble out the changes that you are making. Since the last number on this sheet was 8. This revision should be number 9. Number: 6 Created: 3/30/2004 [3/30/04] Sheet 6A - Remove the bubbles from this sheet. This is a new sheet so it would not need bubbles as no revisions are being made. Number: 7 Created: 3/30/2004 [3/30/04] Sheet 6A - Provide City Signature block on this sheet in the lower right hand corner. This is where we will sign this sheet. Number: 8 Created: 3/30/2004 [3/30/04] Sheet 6A - Correct the project name on this sheet - it is Peak View Subdivision not Peak View Estates PDP. Number: 9 Created: 3/30/2004 [3/30/04] Sheet 8 - Bubble the area for which you are making changes. COLLINS, CO 80526 Staff has reviewed your submittal for PEAK VIEW MAJOR AMENDMENT AND REPLAT - TYPE I (LUC), and we offer the following comments: ISSUES: Department: Engineering Issue Contact: Sheri Wamhoff Topic: Plat Number: 11 Created: 3/30/2004 [3/30/04] Make changes to the dedication language, certificate of dedication language, maintenance guarantee language, notice language, and City Engineer signature language as noted on the redlined plat. Number: 12 Created: 3/30/2004 [3/30/04] Add a signature line for the Pleasant Valley and Lake Canal. Number: 13 Created: 3/30/2004 [3/30/04] Add the sight distance easement language restrictions. Number: 14 Created: 3/30/2004 [3/30/04] Add the following notes: 1. All responsibilities and cost of maintenance of Tracts A, B, C, D, E, F, G, H and I of the private property that is the subject of this plat shall be borne by the homeowners association. 2. By its approval of this plat, the City of Fort Collins, Colorado hereby vacates, terminates and releases any and all easements within the boundary of this plat as dedicated on the Peak View Subdivision plat and the Peak View Subdivision, Block 1 Replat. Number: 15 Created: 3/30/2004 [3/30/04] The boundaries of the plat need to change. Can not include the street rights -of -ways within the replat boundaries as the streets belong to the City not the property owner. Also do not include the area of land south of Pleasant Valley Road (you had called it Tract E) as this property is owned by the City Parks Department and they would need to sign as an owner if you wish to replat this area. Number: 16 Created: 3/30/2004 [3/30/04] Show the off -site utility easement boundary of the easement that was obtained by this development on the Siena property. Number: 17 Created: 3/30/2004 Pagc I
