During a field observation, the inlet along Pleasant Valley Road at the west end of
the development does not have an overflow spillway incorporated into the original
design that was approved. Please provide a swale directing the flows to the south
incase the inlet were to plug. This swale needs to direct the water into the park
while not inundating the house located to the southwest of the inlet. This can be
done with coordination in the field between City staff and the contractor to avoid any
design costs that would occur. Please call Wes Lamarque at 416-2418 if you have
any questions.

Detention pond regrading comments were already submitted with previous submittal.
Comments from Ted Shepard:
1. The redlined approved plan is using the Grading Plan as the base. The
approved Site Plan, with City of Fort Collins vault record number, is what needs
to be redlined for comparison purposes.
2. Since the landscape plan was not redlined, it is assumed that there are no
changes to the plant material in terms of quantity and location. If there are any
changes, please redline an approved Landscape Plan, again, with City of Fort
Collins vault record number.
3. Pickett Engineering has indicated that they would like to install a guardrail in the
vicinity of the detention pond, Andrews Peak Drive and the private driveway.
Please provide a detail of this guardrail. I am not exactly sure where this will be
installed and whether or not there will be opportunities for adding plant material:
Since the guardrail has the potential of not being very attractive, please
investigate increasing the amount of trees and shrubs for screening purposes.

than shown on the original plats. If anything these should be smaller square
footages as the lots have gotten larger.

and they would need to sign as an owner if you wish to replat this area.
