HomeMy WebLinkAboutLARKS NEST - PDP - 36-00 - CORRESPONDENCE -c. The driveway area between building 0 & E must be screened in accordance
with the Parking Lot Perimeter Landscaping requirements in 3.2.1(E)(4). This
requires the vehicular area to be screened from the adjacent off -site
residential uses by,the use of a fence or wall 6 feet in height in combination
with plan material and of sufficient opacity to block at least 75% of light
from vehicle headlights.
d. I highly recommend a decorative low fence treatment to protect kids from
wandering from the play area into the swale along Harmony or onto
Starf lower. This could be done with a picket or rought iron fence. Corner
pillars would be a nice design feature on the fence.

a. Section 2.2.11 of the Land Use Code requires that an applicant submit
revisions based on this letter within 90 days or the project application
becomes null and void. Your response to the City's concerns is due by
February 28, 2001. A 30 day extension to this deadline is available. All
requests for an extension should be directed to the Current Planning
Director. If remaining issues are those that do not require plan revisions, a
status report verifying continuing efforts toward resolving the issues is
required within the same timeline.
b. Add a note to the site plan that states that the private park (play ground
area) is open to the public (4.5(D)(3)(b).
