A tract of land situate in the South 1/2 of the Southwest 1/4 of Section 35, Township 7 North,
Range 69 West of the Sixth P.M., Fort Collins, Larimer County, Colorado which considering the
South line of the said Southwest 1/4 as bearing S89°52'45"E and with all bearings contained herein
relative thereto is contained within the boundary lines which begin at a point on the Easterly boundary
line of the Woodlands Condominiums P.U.D., said point also being on the North right-of-way line
of Harmony Road which bears S89°52'45"E 935.00 feet and again N00°07'15"E 50.00 feet from the
Southwest corner of said Section 35 and run thence N00°07'15"E 215.69 feet; and again
N34049'57"W 106.47 feet to the South right-of-way line of Wakerobin Lane; thence along said South
right-of-way line, N55°10'03"E 125.00 feet; and again along the arc of a 173.00 foot radius curve to
the right, a distance of 150.97 feet, the long chord of which bears N80°10'03"E 146.23 feet; and
again S74°49'57"E 6.99 feet; and again along the arc of a 15.00 foot radius curve to the right, a
distance of 21.43 feet, the long chord of which bears S33°54'40"E 19.85 feet to a point on the West
right-of-way line of StarElower Drive; thence along said West right-of-way line along the are of a
281.00 foot radius curve to the left, a distance of 33.79 feet, the long chord of which bears
S03033'56"W 33.77 feet; and again S00007'15"W 333.03 feet and again along the arc of a 15.00 foot
radius curve to the right, a distance of 23.56 feet, the long chord of which bears S45°07'15"W 21.21
feet; thence along the North right-of-way line of Harmony Road N89°52'45"W 186.21 feet to the
point of beginning containing 1.8936 acres more or less.
