This does not correspond to the overall utility plans. Coordinate all plans sets to reflect the
same information.

Need to show some building setback distances for the 2 new multi -family buildings similar to
those shown for the other buildings.

Plant note #16 needs a period somewhere. That's one long sentence that really doesn't make
any sense. Also, the note refers to phases but I don't see any phase lines shown on the
landscape plan. If they want phases, then they'll need to show phase lines. Maximum
number of phases should not exceed 5.
Please add a standard note that utility meters must be screened from the view from public
streets which may requires minor adjustment of plant material in the field. .
Be sure and return all of your redlined plans when you re -submit.

and are shown on the plan. Need to show revision # 2 on this sheet. If this area (area of #2
change) is being revised again, both revision #2 and revision #3 or #4 triangles (identifying
marks) as appropriate need to be provided in those areas.

Water Supply: No commercial building can be greater then 300 feet from a fire hydrant. Fire
hydrants are required with a maximum spacing of 600 feet along an approved roadway. Each
hydrant must be capable of delivering 1500 gallons of water per minute at a residual pressure
of 20 psi. 97 UFC 901.2.2.2

For revisions - the Revisions shall be numbered on each sheet based on what revision number
it is on that sheet. Prior approvals need to be listed and shown on the plans. Anything that
has changed from the original document or an approved revised sheet needs to be bubbled
and shown as a change. The description in the revision block is that of the change occurring
on that sheet. Amended plat is not an adequate description as it does not identify what is -
changing with that revision.

Remove revision signature lines. We do not use these. Revisions are initialed at the revision
block by all affected departments.

Engineering only requires the sheets with revisions on them to be submitted in. If other
departments want the whole set - the whole set should be submitted. Revised sheets 4, 5, 6,

The 12 inch high landscape wall is new. How do people get out the passenger side door of
the vehicles parked there?

Need a note indicating that the prior easements as dedicated on the peak View Subdivision
plat on Block 1 are to be vacated with this plat and that the new easements as shown on this
plat.

Remove Tract E note - Tract E doesn't need to be a part of this plat. If it is to be included in
this plat than is Tract E now owned by the City? If so the City needs to sign as an owner.

The ownership and maintenance of tracts note will need to be modified to reflect the tracts
that are actually being replated and the new identification of such.

Only Block 1 should be shown. The row can not be included within the boundary of the plat.
It is now owned by the City and can not be rededicated by the Developer.

Need to renumber the Tracts on Block 1 so that letters are not missing.

The title of the plat assuming only block 1 is being replated should be Peak View
Subdivision Block 1 replat or something similar. Peak View should be how the title starts
regardless.
