The project is known as Replat of 208/212 Peterson, Type I (LUC), File #43-00.. This is a request to replat 2 lots, Lots 7 & 8, Block 152, Fort Collins, into 4 lots. The resulting lot areas will be 5,056 sq. ft, 5,000 sq. ft., 4,435 sq. ft., and 4,500 sq. ft. The Zoning Board of Appeals granted a variance to the minimum lot area standard of 5,000 sq. ft. on April 12, 2001 finding that the resulting replat, which will allow two small detached single family houses, will advance the public interest equally well as the previously proposed duplex. Upon creating of the two new lots abutting the alley, the applicant intends to construct two detached single family houses, each containing 800 sq. ft. of living area above grade and one two -car garage per lot. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
