A subdrain report is required to address the issue of groundwater and subgrade floor levels as mentioned in the geotech. report. Drainage is required to be routed to an approved drainage facility (most likely down the alley to tie into a main in Oak). COLLINS, CO 80522 Date: 5/25/2001 Staff has reviewed your submittal for 208 and 214 PETERSON, REPLAT #43-00, and we offer the following comments: ISSUES: Current Planning Issue Contact: Cameron Gloss Administrative Hearing Schedule Once all outstanding development reviews are addressed and the final version of the subdivision plat are submitted, a Type I Administrative Hearing will be scheduled. A minimum of two weeks mail notice to affected property owners is required. 2 Issue Contact: Cameron Gloss Building Elevation Labels Please add labels to the building elevations clearly denoting which elevations pertain to a specific house, e.g.- South Elevation on Lot 8-B 3 Issue Contact: Cameron Gloss Elevation Discrepancy The lower, east -west ridgeline shown on the West Elevation is 18 inches higher than as depicted on the South elevation. Please lower the ridgeline to correctly correspond. 4 Issue Contact: Cameron Gloss Porches on Site Plan Please show all proposed porches on the Site Plan. The submitted Site Plan does not show the large porches (mislabled on the Floor Plans as Redwood Deck") on the back side of the houses. Please note that no portion of the porches may encroach into the utility and drainage easements. Engineering 5 Issue Contact: Katie Moore Plat comments: Please delineate edges of easements more clearly - show lines separating different types of easements. The 8' utility easement along the alley that was requested previously can be a 5' easement instead. Please see plat for further comments. 1 of 5
