ATTACHMENT Conceptual Review Letters and explanation of how issues have been addressed Conceptual Review Letter — September 11, 2000 Explanation of how issues have been addressed: Zoning Department: • Not an infill project. • Type II ODP • Minimum of 2 housing types will be addressed at PDP. • Minimum of 4 housing models will be addressed at PDP. Light and Power Department: • Power is available ELCO: • There is an 8" waterline in a 20' easement from south drainage, could overlay Parks and Recreation Department: • City would like a mini -park in this area. Developer will coordinate with the city staff. Natural Resources: • There are no wetlands on this site. • Ecological Characterization Study will be completed at time of PDP submittal. • There is a 100' buffer shown on the ODP. • Trash area will be contained to include a recycle area. Poudre Valley Fire: • May be able to rezoning to industrial • Need 1,500 GPM @ 20 PSI reg. for industrial. • Fire hydrant spacing shall be 300'. Engineering: • TIS has been submitted with this ODP. Transportation: 0
