The fire lane shall meet the following general requirements:
> Shall be dedicated as an Emergency Access Easement.
> Be designed as a flat, hard, all-weather driving surface capable of supporting
40 tons.
> The required turning radii of a fire apparatus access road shall be a minimum
of 25 feet inside and 50 feet outside. Turning radii shall be detailed on
submitted plans.
> Be visible by painting and/or signage, and maintained unobstructed at all
this easement vacation. We are in the process of preparing descriptions and exhibits.

of the emergency access easement that will be need to be dedication by a
separate. The proposed parking lot lies within the building envelope that was
originally platted with Timberline Center, not within the blanket utility, drainage,
access and emergency access easement. The site plan shows a 20'
Emergency Access Easement. Please show this easement on the Utility Plan.
Approval of this major amendment will occur following the completion of this
easement dedication.

05/07/2015: The City of Fort Collins has tentative plans for to improve
Timberline Road from Blackbird Drive to Prospect Road. Improvements include
adding curb, gutter, parkways and sidewalks to southbound Timberline. Plans
call for the sidewalk along Timberline Road to continue north. It is
recommended to connect to the future walk directly east instead of further north
as proposed on the Utility Plans. It is recommended that the new sidewalk
connection ties in to the existing sidewalk along Timberline Road with a
temporary asphalt walk. See Revised layout.

Site/landscape plan - Bike rack needs to be centered in the pad to allow bikes
to overhang and to keep car doors from hitting the rack. Also, show the
retaining wall from the civil set. Consider adjusting the wall location so it's not
on the edge of the pad, so that there's a landscape bed transition between the
wall and the bike pad. This is both a safety and aesthetic consideration. A
railing might be another option.
