On Wednesday May 29, at 4:00 p.m., in the Current Planning Department, 281 North
College Avenue, Fort Collins, CO. 80525, the Current Planning Director will conduct a
public administrative hearing to consider a development proposal in your neighborhood.
The proposal is known as Swallow Apartments Amended P.D.P., #45-00B.
The request is for a two and one-half story apartment building containing eight dwelling
units. There would be four one -bedroom units and four two -bedroom units. The
building is 7,195 square feet in size and located at the southwest corner of East Swallow
Road and Remington Street. The parcel presently contains a carwash which would be
demolished. The site is .48 acre in size. The zoning is C, Commercial.
The building would feature four apartment entrances on Swallow Road and four facing
south towards the parking lot. There would be 16 parking spaces which take access out
to Remington Street. The building will be similar in design to the structures in the
Landings and Landings Bay office parks located in the area of Boardwalk and J.F.K.
Parkway.
This parcel was initially approved for an office building back on July 31, 2001. Due to
market conditions, the owner/applicant has elected to proceed with an apartment
building.
The list of affected property owners for this meeting is derived from official records of the
Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may
have been missed. Please feel free to notify your neighbor of this pending meeting so
that everyone has the opportunity to attend. If you are unable to attend this meeting,
written comments are welcome and can be submitted to the Current Planning
Department at the address listed above.
