would be consistent with the School District's desire to reduce the heat
oasis around the building.
12. The materials to be used for the trash enclosure are not indicated. Please
be advised that the City would not typically allow chain link fencing with or
without slats as a screening material as specified in section 3.8.11(2) of the
LUC.
13. Please show the utility elements and the proposed screening for such
elements on the plans. We ask that all HVAC and utility equipment meet the
following standard of the LUC: Section 3.5.1(J) (2)&(3) Utility meters, HVAC
equipment, vaults, irrigation boxes, transformers, and other utility service
functions (such as conduits, and vents) shall be located and screened so that
the visual and acoustic impacts of these functions are fully contained and
out of view of the adjacent properties and public streets. Please specify the
material of any utility screening.
14. Please indicate the type of lighting source. The LUC lists incandescent and
high-pressure sodium light sources with low contrast and brightness as
acceptable light sources. Current Planning would like to see the fixtures
specified as high-pressure sodium.
Please return all drawings and reports redlined by City staff with submission of
your revisions that are clearly dated and labeled as revised plans. Please schedule
your resubmittal with Ginger Dodge and/or Voneen Macklin of the Current Planning

Planning Staff has reviewed the plans and we offer the following comments:
1. Please provide a vicinity map for the plan set. Several other review agencies
and I had difficulty locating the site based upon the limited information
presented.
2. A lighting plan in conformance with City standards would be helpful to
evaluate the impacts of the parking lot and site lighting upon adjacent
properties.
3. Street trees are typically required along all public streets between the curb
and a detached sidewalk at intervals of 30-40 feet. Please see section 3.2.1
(D)(2) of the City's Land Use Code.
4. Sheet 1.1 shows a heavy dashed line along the west side of the access road.
What is this line? Is it the section or quarter -section line?
5. What happens to the sidewalk connection to the northeast when the modular
units are installed?
6. Staff cannot assist you with comments on the adequacy of parking because
there is no information regarding the number of seats in the
auditorium/gymnasium and no information regarding the projected number
of employees. Based upon the overall square footage only, it appears that
parking is adequate.
7. The plan lacks dimensions. The parking spaces, handicapped parking, drive
aisles, sidewalks, and sidewalk separation should be dimensioned. Please
provide other dimensions as reasonable.
8. Please label the adjacent street. The plan shows the property line running
down the middle of the County Road, yet indicates that there is 41 feet of
right-of-way. The property line should follow the edge of the right-of-way.
9. Existing and surrounding zoning should be shown either on the vicinity map,
the context diagram, or the overall site plan.
10. A pedestrian connection between the west parking lot and the City Park may
be appropriate.
11. We recommend that you meet the City's full tree stocking standards
adjacent to the building; however we understand the special use and traffic
that a school building receives adjacent to the building. The standard reads
as follows: All landscaped areas within 50 feet of any building must provide
formal and/or informal groupings of trees at 30 to 40 foot intervals for
canopy shade trees, and 20 to 30 feet for evergreens and ornamentals
