Dear Ted,
Enclosed is our submittal of Harris Bilingual Elementary School Expansion and Remodel for Site Plan Advisory
Review. We are submitting materials for the Planning and Zoning Board packet. We will deliver the digital images
for the Power Point presentation directly to Ginger Dodge by March 5, 2001. We have addressed the Staff comments
received February 15, 2001 as follows:
1. The public sidewalks along the four streets bounding the site have been evaluated and are in good repair
except near the street trees along Whedbee Street. We have identified these areas to be replaced on the
drawings.
2. PSD has been made aware of the street cutting fees and permits required and will contact Rick Richter.
3. The existing easements have been identified and will not be encroached upon by the building construction.
This will be shown on the Civil Engineer's cover sheet.
4. Although there are a small number of parents who pick up and drop off children on Elizabeth Street, we are
not planning any additional stairs in the middle of the block. This is to be viewed as the "back" of the
building. Additional stairs would add cost and invite more people to use this entrance.
5. The parent drop-oMparking situation along Garfield will be evaluated to determine if a no -parking zone will
be implemented. This may be helpful during certain times of the day.
6. North Star Design, our Civil Engineer, is coordinating with the Stormwater Utility to evaluate the design and
use of dry wells on this site.
7. North Star Design will address Erosion Control Criteria.
8. The service drive is designed to be gently graded to drain to Whedbee Street.
9. The service drive has been shifted south to provide greater separation from the existing street tree. It is more
than five feet from the property line.
Greg McGaffrn, Poudre School District will attend the P&Z worksession on Friday, March 9'. Please let him know
what time to attend. His phone number is: 490-3610.
Sincerely,
