Description of open space: (refer to site plan) Much of this proposed development will be left as open space for the inhabitants of this neighborhood to enjoy. Existing healthy trees will be maintained for appearance and privacy reasons. 3. Maintenance and ownership of open areas: Ownership and maintenance of the open areas will be responsibility of a Home Owners Association. All residents will pay a monthly HOA fee to cover insurance and upkeep of buildings, irrigation and landscape maintenance, snow removal, etc. 4. Name of project: Plantation Manor P.D.P. 5. Development schedule brief: Given the small size of this development it will be completed in one phase. Construction is currently scheduled to begin within three months from signing of development agreement, or approval from the director. Scheduling is contingent upon financing and market conditions. Horsetooth Road Fort Collins, CO 80526 (970) 226-1499 FORT COLLINS LAND USE CODE - PROJECT CLASSIFICATION: • INFILL • LMN (Conforming permitted use) • TYPE 1- ADMINISTRATIVE REVIEW ONLY PROJECT DESCRIPTION: 1. This is a request for a small "MILL" residential development. 2. The property is zoned "LMN" (Low Density Mixed Use Neighborhood). Land Use Code stipulates a minimum a (5) dwelling units per acre and a maximum of (8) dwelling units per acre. 3. This is a "TYPE 1" (Administrative Review Only) review. Note - According to Section 2.12(E) of the Land Use Code, "Step 2, Neighborhood Meeting, does not apply to development applications subject to administrative review." 4. The request is for 38 residential dwelling units on 4.78 acres consisting of (5) six-plex structures and (2) four-plex structures. The density of 7.95 dwelling units per acre conforms to zoning regulations. APPLICANTS SUMMARY: The property is approximately 4.78 acres and is located on the North side of Horsetooth Road between Shields Street and Taft Hill Road. This project is a "small infill" residential development. The property is zoned LMN, and the proposed development conforms to all Land Use Codes. The application should be processed as a Type 1— Administrative Review Only. Big Ben Drive will be extended to connect with Horsetooth Road, adjacent to Crescent Drive. Big Ben Drive will be renamed to Aubrey Lane. All units within this project will be in a Condominium Home Owners Association (HOA). The HOA will maintain all landscaping, trash removal, snow removal on private drives, and upkeep of building exteriors. Approximately 57% of the property will be HOA maintained "green space." All units will be 2-3 bedrooms, but there is enough extra parking spaces to satisfy the requirement for (38) three bedroom units. There is a 24' wide private drive accessing most units in the neighborhood, which will be labeled and serve as a "Fire Lane" for Poudre Fire Authority. Buildings will be high end quality townhomes.
