RE: Request for Additional 30-Day Extension to the Re -submittal for the Stoddard
Property Overall Development Plan.
Dear Mr. Gloss:
On behalf of our client, we hereby request an additional 30-day extension to the re -submittal date
of October 19, 2001 for the Stoddard Property ODP. '
Our client has been able to acquire the adjoining property to the south. There are issues to be
resolved prior tore -submitting an ODP: .
1. The adjacent property is in Larimer County and is zoned industrial.
2. There are still major issues associated with the access to the property.
3. We are working with Steve Olt to schedule a meeting with City staff involved with the
project to determine the most appropriate way to proceed.
4. Our client is continuing to explore mechanisms to create an affordable housing project at
this site. °
This project has the potential to be developed as a true urban village *combining New Urbanism,
sustainable practices and address affordability. The applicant continues to work on resolving
access and drainage issues. We want to have our meeting with City Staff to identify the most
appropriate means to process a development application. It is for these reasons that we are
requesting the additional time to resubmit the ODP documents.
Sincerely,
JIM SELL DESIZ'c.

Subject: Stoddard Property ODP resubmittal deadline Final 30-day extension
Dear Mr. Leavitt,
The City of Fort Collins has reviewed and approved your request for a 30-day
extension to the Stoddard Property resubmittal deadline. During subsequent
review of your previous extension request, that for a 60 day extension to the
original deadline, it was determined that the extension granted by staff was 10
days fewer than requested. Given that discrepancy and the present 30-day
extension request, the new deadline shall be the end of the day on November
29, 2001. This will hopefully give your design team sufficient time to resolve
property access issues raised during the development review process.
Please note that this is the last time extension that I'm authorized to grant.
Failure to resubmit plans by the November 29th deadline will result in the
lapse of the Overall Development Plan application.
Should you have any questions or require additional information, please feel free
to give me a call at 970/221-6765.
Sincerely,
Cameron Gloss, AICP
