Trip Generation (File: 0115ME01)
I have been requested to determine the trip generation for the
N Swallow Office Building proposed to be located in the southwest
6quadrant of the Swallow/Remington intersection in Fort Collins. City
staff has indicated that the requirement for a transportation impact
o study would be waived if the daily trip generation would be less than
rn 100 trip ends.
z The proposed office building will be a two-story building with
= a total floor area of 7195 square feet. Using Trip Generation, 6th
d Edition, ITE as the reference document, it is estimated that this
building would generate 79 trip ends per day. This is calculated
using a daily trip generation rate of 11.01 trip ends per 1000 square
feet for the general office building (land use Code 710).

required for your project on the southeast comer of Swallow Road and -;:ollege Avenue,
involving the replacement of the Noah's Arc Car Wash with a single of lice building.
